The Building Maintenance Manager oversees maintenance operations for industrial, commercial, and mixed-use facilities, managing a medium-sized team of 6-15 personnel. This role ensures facility reliability and safety within a maintenance budget under $100K, utilizing tools such as Excel spreadsheets and CIS for electronic work orders, while providing expert management in areas including HVAC, plumbing, and forklift repair.
Responsibilities
- Oversee facility maintenance across industrial, commercial, and mixed-use buildings
- Schedule and coordinate preventive and corrective maintenance activities
- Manage a team of 6-15 maintenance personnel, fostering training and development
- Maintain safety compliance and enforce safety regulations
- Coordinate with vendors for specialized services and supplies
- Inspect equipment regularly, including forklifts, HVAC systems, plumbing, and carpentry elements
- Respond promptly to emergencies, although such occurrences are rare
- Track and manage maintenance budgets under $100K
- Utilize Excel and CIS software to manage electronic work orders and reporting
- Document maintenance activities and prepare regular reports
Required Qualifications
- 7+ years of experience in building maintenance
- Expertise in preventive maintenance and project management
- Strong knowledge of HVAC, electrical, and plumbing systems
- Proven ability in team leadership and vendor management
- Thorough understanding of safety regulations and compliance
- Excellent problem-solving and communication skills
Preferred Qualifications
- Associate degree in Building Maintenance or a related technical field
- Certifications or experience as HVAC technician, plumber, or electrician
