Job Title: Building Superintendent
Employment Type: Full-Time
Reports To: Regional Supervisor

Position Summary
We are seeking a skilled and hands-on Building Superintendent to join a small 2-3-person maintenance team at a well-maintained senior residential community. This role is responsible for the day-to-day maintenance operations of the property, ensuring a safe, clean, and comfortable environment for residents. The ideal candidate is proactive, detail-oriented, and committed to delivering excellent service-particularly when working with a senior population.

Key Responsibilities
Maintenance & Repairs
• Perform general maintenance and repairs, including plumbing, electrical, and appliance work (e.g., faucets, toilets, garbage disposals, stove burners, light fixtures).
• Troubleshoot and resolve maintenance issues efficiently and effectively.
• Conduct routine inspections of units, common areas, and building systems.
• Identify and address repair needs, safety concerns, and preventative maintenance opportunities.
Building Systems Oversight
• Monitor and maintain major building systems including pumps, boilers, and HVAC systems.
• Coordinate repairs and maintenance with external vendors as needed.
Team Leadership & Collaboration
• Assist in supervising and training maintenance staff.
• Work collaboratively with a small on-site team to ensure the timely completion of work orders and the upkeep of the property.
Vendor & Administrative Coordination
• Communicate and coordinate with vendors and contractors.
• Utilize basic computer systems for work orders, vendor management, and communication.
Resident Relations
• Provide excellent customer service and maintain a professional, respectful demeanor with all residents.
• Respond to maintenance requests in a timely and courteous manner, with sensitivity to the needs of seniors.

Qualifications
• Minimum of 3 years of residential maintenance experience required.
• Prior experience supervising or training maintenance staff preferred.
• Strong handyman and general maintenance skills preferred; construction or contractor experience is a plus.
• Working knowledge of building systems (plumbing, electrical, HVAC, boilers, pumps).
• Strong problem-solving skills and attention to detail.
• Ability to work independently and take initiative.
• Excellent interpersonal and customer service skills.
• Comfortable working with senior residents in a service-oriented environment.
• Basic computer and Tablet proficiency, including internet use, property management software, and vendor coordination.

Requirements
• Valid California driver's license, clean driving record, and proof of insurance.
• Ability to meet physical demands of the role (lifting, walking, bending, etc.).
• Ability to read, write, and communicate effectively in English.
• Must pass background and credit checks.
• Demonstrated financial responsibility and reliability.
• Commitment to a drug-free workplace (zero-tolerance policy).
• Flexibility to work weekends and holidays as needed.
